Trash Receptacles, Pet Rules, and Landscaping
Published: March 27, 2025
This communication serves as a reminder of the importance of complying with the Covenants, Conditions, and Restrictions (CC&R’s) set forth in the governing documents of the Thunder Rock Homeowners Association. Our community is dedicated to maintaining a beautiful and harmonious environment, and adherence to these guidelines is essential for preserving our shared space.
It has come to our attention that there have been several instances of non-compliance regarding the different matters below;
Trash/Receptacle Reminder
• Trash containers must be stored out of sight and removed from public view until the day of trash pickup.
• All trash must be securely contained within the receptacle, with lids fully closed. If trash does not fit within the container to allow the lid to close, homeowners are required to either hold the excess trash until the next collection day or find an alternative disposal method.
Pet Rule Reminders
• Failure to Keep Pets on a Leash
Pets must always be kept on a leash when outside of the home or fenced yard. This rule helps ensure the safety of pets and residents alike.
• Failure to Pick Up After Your Pet
Residents are responsible for cleaning up after their pets, whether in their own yard, a neighboring yard, or any common areas. This includes all exterior portions of the community, including areas outside of screening or retaining walls.
Landscaping Regulations
• Owners are charged with the responsibility of ensuring that the landscaping to their home is maintained/service adequately.
Please refer to the relevant sections of your community's CC&Rs for full details.
Note: As part of our covenant enforcement fine, the Board of Directors may issue a violation and levy a fine against a Unit and its Owner each time the rules and regulations are not adhered to. Please take this opportunity to ensure that you are following the guidelines set forth in the community’s rules and regulations.
